PROPERTY MANAGEMENT STANDARD SERVICE

Cilione Real Estate will:

  • Collect monthly rents payments
  • Handle all communication with tenant on behalf of owner
  • If necessary, coordinate collection activity, in writing, by phone only
  • Bill & Collect monthly water bill
  • Take and record all repair call
  • If requested by owner, coordinate contractor services
  • Issue one monthly statement for rents collected with copies of any invoice paid on your behalf- Normally 6 days date of tenant payment
  • Prepare Annual 1099 tax statement
  • Renew annual housing license (if provided by owner)
  • Register property for Philadelphia Gas Works LCP
  • File for eviction proceedings-HAPCO members only
  • At management’s discretion, advertise the property for rent in all of our normal media
  • Conduct /Allow showing of the property
  • Provide detailed screening of all applicants
  • Recommend to the landlord strongest available candidate
  • Obtain Rental suitability certificate
  • Upon approval, prepare and execute lease with tenant
  • Maintain all records in accordance with state law

 

FEE:   1 MONTH GROSS RENT 

COMMON MISUNDERSTANDINGS WITH MANAGEMENT SERVICES:

  • WE DO NOT VISIT PROPERTIES ON ANY SCHEDULED BASIS OR PREFORM ANY INSPECTION UNLESS INITIATED BY THE PROPERTY OWNER
  • WE DO NOT PERFORM MAINATENCE ON ANY PROPERTY AT ANY TIME UNLESS INITIATED OR AUTHORIZED BY THE PROPERTY OWNER.  THIS INCULDES SHOVELING OF PAVEMENTS, HEATER SERVICE, WINTERIZATION, OR WORK CALLED FOR AS A RESULT OF CITY VIOLATION 
  • WE DO NOT ATTEND MEETINGS WITH CITY INSPECTORS, APPRASIERS, OR ANY FORM OF CONTRACTOR WITHOUT PRIOR NOTICE FROM THE PROPERTY OWNER, AND THESE MEETING ARE SUBJECT TO ADDITIONAL SITE VISIT FEES
  • THE RESPONSIBILITY FOR SAFETY AND LEGAL OPERATION OF ANY PROPERTY UNDER MANAGEMENT IS ALWAYS UP TO THE PROPERTY OWNER
  • CILIONE REAL ESTATE WILL COMPLY WITH ALL LAWS REGARDING THE COLLECTION OF RENTS OR NUMBER OF COLLECTION ATTEMTPS CAN BE MADE DURING ANY GIVEN PERIOD
