Collect monthly rent payments

Handle all communication with tenant on behalf of owner

If necessary, coordinate collection activity, in writing, by phone only

Bill & Collect monthly water bill

Take and record all repair calls

If requested by owner, coordinate contractor services

Issue one monthly statement for rent collected with copies of any invoice paid on your behalf- Normally 6 days from date of tenant payment

Prepare Annual 1099 tax statement

Renew annual housing license (if provided by owner)

Register property for Philadelphia Gas Works LCP

File for eviction proceedings-HAPCO members only

- At management’s discretion, advertise the property for rent in all of our normal media
- Conduct /Allow showing of the property
- Provide detailed screening of all applicants
- Recommend to the landlord strongest available candidate
- Obtain Rental suitability certificate
- Upon approval, prepare and execute lease with tenant
- Maintain all records in accordance with state law
FEE: 1 MONTH GROSS RENT
